Kalkan Regions
Kışla
The barracks are lower than Kömürlük, on the left wing of Kalkan Bay facing the sea. Barracks are where some of Kalkan's most stunning houses are located. The properties in Kışla are more modern and more spacious in terms of design compared to Kömürlük. Mahal, one of the most popular beach clubs in Kalkan, is located in Kisla. Similar to Kömürlük, there are beachfront villas, some with temporary boat moorings and beach platforms. Although it is possible to walk from the barracks to the center of Kalkan, it is a long walk that should not be done in the heat of summer. However, there are sea taxis that take vacationers from Kisla to Kalkan port in less than 5 minutes.
Ortaalan
Ortaalan (middle region), as the name suggests, is between Kalkan and Kalamar bays and is at a very high location. It is the area that falls under the D400 road and is between two bays. The beauty of this is that some lucky owners of villas in Ortaalan enjoy both the bay and harbor views. Ortaalan is one of the last areas opened for zoning (construction planning) in Kalkan and is therefore the location for the newest real estate. Most of Ortaalan was developed after 2005. This provides a stark architectural contrast to the more established areas of Kalkan such as Kömürlük and Barracks. Ortaalan, which is not found in other parts of Kalkan, has excellent examples of modern contemporary villas and apartments. Probably some of Kalkan's most luxurious properties are located in this area. Another advantage of Ortaalan is that it is very close to the center of Kalkan, and it is possible to walk.
Kalamar Cove
Kalamar Bay is like a small village in itself. It faces more southwest than Kalkan Bay and therefore offers magnificent sunsets. There are many well-known beach clubs in Kalamar that welcome families with children. The Kalamar district is a mix of old-style houses and modern contemporary designs. Compared to Barracks, Kömürlük, and Ortaalan, property prices in Kalamar come at a discount as the area is perceived as 'less desirable. In recent years, this perception has been changing with the development of the area's infrastructure and some excellent mansions built by the sea. Some of Kalkan's most luxurious villas are now in the Kalamar region.
